How to Analyze a Multifamily Supply Pipeline

A multifamily supply pipeline shows how much competing inventory may arrive before the business plan matures. Track units delivered, leasing, under construction, approved, proposed, and likely to break ground. Divide near-term deliveries by existing inventory to compare markets of different sizes.

Supply matters relative to demand. Review absorption, household formation, employment, university enrollment, healthcare growth, and migration.

Watch effective rent. Asking rents can hold while free months and other incentives increase. Compare traffic, lease-up velocity, renewals, occupancy, and concessions at direct competitors.

Finally, test the land constraint. Zoning, infrastructure, topography, water, entitlement timelines, and construction costs determine whether new supply is temporary or structurally difficult.
